What happens if the appraisal is too low?



If an appraisal comes in too low, there are several options. You could speak with the appraiser and point out some valuable features of the home he may have missed and ask him to update the report, you could hire an independent appraiser to do a second opinion and submit a copy to the lender, or you could lower the sale price of the property or work out an arrangement with the buyer to pay for some of the buyer's closing costs or other fees in order to balance out the difference between the sale price and appraised value.
